CONTRATO DE ARRENDAMIENTO DE TEMPORADA

Ambas partes en su propio nombre y derecho, reconociéndose la plena capacidad legal para el otorgamiento del presente contrato de arrendamiento y
EXPONEN
Que D. Claudia Samira Velasco Bustillos está interesado/a en alquilar la casa citada más arriba, cuyo propietario es Víctor Sánchez Moreno, por la temporada comprendida entre el 01/10/2019 y el 04/10/2019, y a tal efecto ambos llevan a cabo el presente contrato de arrendamiento de temporada de vivienda, concertado en base a las siguientes
CLÁUSULAS
PRIMERA.- El importe de este arrendamiento es de 1.206 euros. El pago se efectúa con una reserva de 402,25 euros mediante transferencia bancaria y un abono en efectivo de 1.206 euros a la llegada. Dentro de este importe se incluyen los gastos generales, tributos, servicios y suministros del inmueble.
SEGUNDA – La hora de llegada a la vivienda alquilada es a partir de las 16 horas. La hora de salida es antes de las 20h00 los domingos, y antes de las 11h00 los demás días, salvo que se haya acordado con antelación que el check out se realice más tarde.
TERCERA – El arrendatario será responsable tanto de sus propios actos como de los que cometan los restantes ocupantes de la vivienda, a efectos de una posible indemnización que pueda derivarse por daños y perjuicios sufridos por el arrendador.
CUARTA – A la firma del presente contrato el arrendatario entrega al arrendador la cantidad de 200 euros (en efectivo), en concepto de fianza, para garantizar el cumplimiento de las obligaciones de este contrato y responder de los posibles daños causados en la vivienda. La fianza se devolverá como máximo 48h tras la salida de la vivienda, en la cuenta BBVA 01829465640205102833 a nombre de CLAUDIA SAMIRA VELASCO BUSTILLOS si la casa está en el mismo estado en el que se entregó. Si el coste de la reparación o substitución de objetos dañados fuera superior al depósito, no se devolverá la fianza y se dejará pendiente el pago de los daños, hasta lograr la evaluación de los mismos, liquidándose posteriormente.
QUINTA –
El arrendatario se compromete a actuar con el máximo civismo, respetando el entorno, la calma, la naturaleza, la limpieza y el orden de la vivienda. El arrendatario y todas las personas alojadas en la Casa Verde y Azul quedan sometidas al respeto de las normativas de convivencia que rigen en el término municipal del Viso de San Juan.
Además se establecen otras normas de uso y convivencia:
1º) Respeto, en todo momento, por la calma y el descanso vecinal. Por este motivo, las fiestas no están permitidas. No se puede poner música en las zonas de la piscina. Según normativa municipal, está prohibido hacer ruido en el exterior de las viviendas después de las 23h00.
2º) El arrendatario deberá ser diligente y cuidadoso en el consumo de electricidad – (apagando luces, ventiladores y aire acondicionado cuando no se usen), calefacción, agua, leña, así como de la seguridad del edificio y viviendas. En este sentido, el arrendatario debe procurar dejar bien cerrada la puerta de entrada y las ventanas, especialmente al salir, tal como lo haría en su propia casa.
3º) Está prohibido dejar basuras en la vivienda o en el jardín. El arrendatario se compromete a tirar sus bolsas de basura en los contenedores de la urbanización (sitos al fondo de la calle Rosa de Pasión) o en alguno de los contenedores del municipio.
4º) El arrendatario deberá respetar el mobiliario y las instalaciones de la vivienda. Nos gusta que todos nuestros huéspedes, igual que usted, encuentren un máximo confort y limpieza. Por ese motivo:
– No se puede fumar dentro de la casa.
– No se pueden usar las toallas de la casa en la piscina.
– Está prohibido sacar vajilla de cristal o de porcelana a la zona de la piscina. Ponemos vasos de plástico a su disposición para ese fin.
– No se pueden mover de habitación los muebles y los sofás-camas. En la terraza hay una gran mesa plegable con dos bancos (para 8 personas) que se puede usar tanto dentro como fuera de la casa.
5º) A la salida, la casa tendrá que estar recogida y razonablemente limpia, con la vajilla fregada, los juegos y juguetes en sus cajas y ordenados, la comida sobrante tirada y las bolsas de basura sacadas en los contenedores. Si no desearan hacerse cargo de ello, nos podemos encargar nosotros: se cobrarán 50 € en concepto de limpieza.
6º Por razones del emplazamiento de la propiedad (en una urbanización) está terminantemente prohibido el uso de cualquier tipo de material pirotécnico (petardos, bengalas, etc.).
7º Ante evidencias de VANDALISMO, RUIDOS, ALBOROTO, QUEJAS FUNDADAS DE VECINOS o USO IMPRUDENTE de la vivienda y sus enseres, los propietarios se reservan el derecho a dar por finalizado el contrato de alquiler en cualquier momento, debiendo los inquilinos abandonar el inmueble inmediatamente y sin derecho a recibir ninguna compensación por ello.
SEXTA – El arrendador se reserva el derecho de no aceptar o anular estancias que no cumplan las normas de convivencia, en cualquier momento y sin posibilidad de reembolso.
SÉPTIMA – El arrendador no se responsabiliza de los objetos personales depositados en la vivienda por los arrendatarios, así como de los objetos que pudieran haber olvidado.
Y de conformidad mutua con todo lo expuesto, firman el presente contrato por duplicado en El Viso de san Juan a .
